Story of Silverline group begins with acquisition of four apartments in downtown Prague, their complete renovation, repositioning, and subsequent sale
Silverline quickly scales-up the established business model with dozens of apartments in downtown Prague (renovation & repositioning, lease, sale)
Silverline grows and transforms its activities into residential development: acquisition of a multifunctional property in Ostrava city for conversion to residential usage, and acquisition of building plots in Vysoky Ujezd, Prague area for development of luxury villas
We open up for external investors - a fund for qualified investors, Silverline Real Estate, is created, with the goal to further diversify and scale up our development projects. The group's existing activities are transferred to the fund, which officially launches in January 2022.
Silverline Real Estate quickly establishes itself on the Czech market. Gradually, partnerships with the largest broker pools Broker Trust and SAB Servis were established. Also, we have entered into a distribution agreement with CONSEQ, the largest securities trader in the Czech Republic. With the launch of 3 new projects in Pilsen and Prague area, Silverline continues in its growth and portfolio diversification. First year on the market is crowned with excellent results - among ~30 QIFs focused on real estate in the Czech Republic, we have ranked in top 5 with a net return of 10% p.a. Furthermore, within the residential segment, we have become No. 1!
The fund has succeeded in doubling the assets under management, surpassing the limit of 9 mil EUR. Thanks to this, we can diversify the investment portfolio in Brno and thus initiate the sixth development project. We are also launching a new class of investment stock with an expected annual yield of 11-12%, and continue to develop partnerships in the distribution sector, e.g. with Chytrý Honza or OK Holding..
