NATIONAL BANK SUPERVISION
Each Qualified Investor Fund (QIF) in the Czech Republic, with the legal form of “SICAV”, including Silverline Real Estate, is supervised by Czech National Bank.
All QIFs need to comply with strict regulations and report to Czech National Bank on regular basis.

ADDITIONAL CONTROL LAYERS
Each QIF in the Czech Republic has a depositor authorizing each transaction, an auditor and a legal advisor. Also, Silverline’s fund manager, AMISTA IS, is represented in our Investment Committee, securing another pair of eyes on our transactions.

TAX BENEFITS
Investments by Czech individuals into QIFs are exempt from income tax after meeting the 3-year investment test, which provides a significant advantage over alternative investment.

Fund manager is remunerated only after investor receives the return stated (i.e. 10% p.a.). Preferred return is in net form, management fee does not influence preferred return to investors.

0% if investment is subscribed via founders of the fund; up to 5% if investment is subscribed by investment intermediaries.

Management fee of 1.6% p.a. is charged on profit before distribution to investors and therefore does not influence preferred return to investors.

Select your investment strategy
You can choose from two investment stock classes:

Investment stock class A with 10% p.a. preferred return

Investment stock class B with 7% preferred return and 25% bonus from return outreaching 7% p.a. (expected return 8.5%-13% p.a.)
After proving your qualification with a structured questionnaire, minimum investment is CZK 1 mn (EUR ~40 ths.). Investments can be subscribed every 3 months.
Sign the contract
If you decide to invest with us, we will sign a Commitment Agreement.
Fund administrator will then call for subscription of your investment shares which will be issued as per net asset value of the fund.
Track your investment
You can always track status of your investment in your online account.
On quarterly basis, you will receive comprehensive information package with net asset value of the fund, current value of your investment, our perspectives on real estate market trends, and progress update on our projects. End-of-year report will be based on audited performance of the fund.
Reinvest, or exit the fund
At the end of the five-year investment horizon, you can exit the fund by redeeming shares, or reinvest.
You can also close out your position during the five-year investment horizon. Given the stage of the investment cycle, we will do our best to return your investment as soon as possible.
