Our understanding of ESG in residential development

ESG (Environment, Social, Governance) is a framework for assessment of corporate responsibility towards environment and society.

Silverline defines itself as a fund that promotes ESG, but does not have it as a goal. We use a broad interpretation of sustainability, monitoring investments in residential real estate and development projects to ensure they do not violate environmental or social goals. Our developments are intended to be of above average quality and to improve our environment that we live in. For these reasons, we have incorporated sustainability risk assessments into our investment process.

Housing friendly for the environment and its owners

Residential development has significant impact on the environment. We aim to limit the impact of construction and subsequent day-to-day operations of our real estate on our environment. We want to deliver quality properties with low energy consumption.

Housing is now unaffordable for some groups. Construction of new housing addresses this problem to a large extent. In all projects, we consult local communities to find optimal solutions. We ensure equal approach to all stakeholders and we only work with suppliers who guarantee the same.

Housing stock, not only in the Czech Republic, is a significant source of CO2 emissions, also due to high energy intensity of buildings. In our projects, we always optimise use of energy and heat sources and try to use renewable sources to ensure energy-efficient operations. Thermal insulation and quality materials are a matter of course.

Saving inputs and the circular economy

The basis of efficiency and sustainability in development is the appropriate use of primary materials (steel, wood, bricks, etc.). We therefore try to recycle materials in our redevelopment projects whenever possible . This also includes careful handling of waste materials.

Promoting biodiversity

Animals and greenery greatly improve the feeling of the environment in which we live. We take care to improve our coexistence with nature in our projects. For example, we build nesting places for animals or provide migration routes for natural movement of animals in the landscape.

Water is the basis of life on earth and there is a long-term loss of water in the landscape. We incorporate elements into our projects that help retain water in the landscape and efficient water management. We build retention basins to use grey water, efficient faucets, and for land, for example, we use water for irrigation.

Supporting local communities

We strive to support local communities and encourage their engagement. At the same time, we make sure that we have the best possible relationships between our neighbours and with our tenants. We therefore communicate regularly during construction with all the parties concerned and gather suggestions for improvement.

Fair labour and employment relations

Fairness to our employees and a safe, transparent working environment is key for us. We require our critical suppliers to ensure safe working conditions for their employees, and to prevent black labour. We require them to confirm their agreement by signing the Code of Conduct.
